Summary, notice description and lot information
The procurement process, initiated by North Northamptonshire Council, involved the provision of supported living services under a commissioning framework for individuals with learning disabilities. The project was titled "Expression of Interest - Claridge Court and Dane House, Lot 1 Supported Living". Focused on the health and social work services industry, the procurement took place in Rushden, UK, specifically at Claridge Court NN10 9YE and Queens Street NN10 0AY.
The procurement stage is complete, and the contract was awarded on 23rd September 2025 to Personalised 4 Autism Limited, valued at £1,742,500. This procurement used a limited method, exempt from prior publication due to specific legal exceptions. This tender provides a significant opportunity for businesses specialising in health and social services, particularly those experienced in supported living solutions for individuals with learning disabilities.
It is an ideal match for small and medium enterprises (SMEs) like Personalised 4 Autism Limited, which successfully secured this contract. Companies with expertise in providing high-quality supported living environments can tap into this procurement framework to expand their services, potentially benefiting from long-term contractual opportunities and strengthening their market presence in public sector care services.
Claridge Court is made up of 16 self-contained one-bedroom flats with ensuite shower/wet rooms. People have their own front door with access gained via a fob. The flats are on two floors, there is a lift access to the first floor and doors/corridors are wide enough for wheelchair users. There is a level access patio and garden area, some of the flats have patio doors which open directly onto this and there is a storage area which people can use for storing their bikes. The property is set back slightly from the main road and is on the edge of the town centre with a bus stop in front of it. There is car park to the side of the property which is used primarily for people's mobility cars. Each flat has a Tunstall call system in place allowing people to call for help and/or to talk to core staff on shift. North Northamptonshire Council commission and fund support for 8 individuals at the scheme. There are a further 5 tenants funded by either the Integrated Care Board (ICB) or out of area local authorities. There are currently 2 voids in the building and 1 individual has a historical package of support with a provider of their choice. Each person has their own tenancy agreement with Inclusion Housing, who are the landlord. Note: Details regarding the ongoing SLA arrangements are still in discussion and will be shared as soon as possible. There is 24-hour staff support at the service, providing core hours as follows: Day Support - 15 hours per day, 105 hours per week. Night Support - 2 waking night staff across the scheme. Dane House is a 3 bedded supported living service, located at Queens Street, Rushden NN10 0AY. The Landlord is Inclusion Housing. Two individuals live at Dane House, one funded by North Northamptonshire Council and the other by Bedford Borough Council. There is one vacancy within the Service. This is a long-term vacancy which has not been filled due to compatibility issues. There is currently no requirement for the support provider to meet the rental costs of this third room. In addition to Individual (1-1) support there are shared hours in the day and a shared sleep in from 10pm - 7am, shared between the two individuals.
