The Service will be in a Supported Accommodation setting providing accommodation and support 365/366 days per year. The Service will equip the young people with the necessary skills required to either return home successfully or move on into independent living or appropriate supported housing. The site of the accommodation will be at North House, Swan Lane, Lockwood, Huddersfield HD1 3TW. The accommodation consists of 9 en-suite bedrooms, communal living room, dining room, kitchen, meeting space, dual purpose emergency crash pad / key working room and office. The dual purpose crash pad / key working room will be made available, wherever possible, in an emergency situation but not at the expense of the Service being provided to existing service users. North House, Swan Lane is owned by Kirklees Council and the successful service provider will lease the property from Kirklees Council for the duration of the Service. The Indicative Head of Terms along with the boundary document and the Plan of the Premises are provided along with the specification. The lease conditions are that a rent amount is paid, and the annual rental offer will be agreed during the procurement process. The annual rent will be increased by the consumer price index on each anniversary of the term commencement date. The Lessee is also responsible for all repairs and maintenance. The estimated value of the Services to be awarded is approximately PS187,859 annual value, there may be an April uplift on this amount which will be confirmed w/c 3rd March 2025 via Yortender. The anticipated commencement date for the Contract(s) is 1st October 2025. The anticipated expiry date for the Contract(s) is 30th September 2030, with the option to extend for a further 1 (one) x 5 (five) year periods.
